OVERVIEW & EXPERIENCE

Rich Morehouse is a partner in KJK’s Real Estate & Environmental and Economic Development & Incentives groups. He structures and closes real estate transactions that layer multiple public incentives into one capital stack. His work includes federal and Ohio historic tax credits, low-income housing tax credits, Transformational Mixed-Use Development credits, tax increment financing, C-PACE, Opportunity Zone equity, Enterprise Zone agreements, JobsOhio grants, port authority sales tax exemptions, and brownfield funding. He also represents owners in property valuation appeals before county boards of revision and the Ohio Board of Tax Appeals, and advises on construction contracting.

Rich has a deep background in commercial real estate. He was a licensed commercial real estate appraiser with regional and national valuation or real estate services firms. He managed property tax compliance and incentives for a NYSE-listed developer and operator with a $10 billion national portfolio. He began as an analyst at the Public Utilities Commission of Ohio. That background lets him test a deal against the numbers, not just the law. He anticipates what appraisers, lenders and tax credit investors will ask.

Ohio Property Tax Valuations 2026: What Property Owners Need to Know

Many Ohio counties are already in the process of developing valuations for countywide reappraisals or triennial updates. Soon these counties will be publishing, mailing or providing notices of property assessments as required by Ohio law. Ohio Revised Code 5715.17...

“I went into law to help make a difference in the real estate community for the benefit of Northeast Ohio. As I traveled across the state and across the country, I was struck by the disparity in real estate impacted economic activity between Ohio markets and several non-Ohio markets. I thought that we could do better in Ohio – we just had to figure out the way to do it.”
